Received a Property Records Letter? DO NOT PAY!

If you recently bought a house or transferred your house into a revocable trust, you might receive a letter from Property Records, with a mailing address of 1110 N. Virgil Ave. #625, Los Angeles, CA 90029.  THIS IS A SOLICITATION FROM A VENDOR, NOT A BILL!

These scams are nothing new, and I did an article on a very similar notice from PROPERTY SITE, titled Recorded Deed Notice. Importantly, this is not a bill nor is it from any government agency.  This is simply a marketing tactic to try to get you to think it is a bill for a recording service and automatically pay it.  In the top right, you will see a notice to that effect.

To comply with California law, these notices have to state explicitly that “THIS PRODUCT OR SERVICE HAS NOT BEEN APPROVED OR ENDORSED BY ANY GOVERNMENTAL AGENCY, AND THIS OFFER IS NOT BEING MADE BY AN AGENCY OF THE GOVERNMENT.”  Seeing that text indicates that this notice is ready for the shredder.
